Colburn Hotel & Apartments – Denver, Colorado
General Contractor: Gorman & Company
Completion Date: 2020
Encore Electric renovated apartments in a historic building, originally constructed in 1928. Renovations consisted of complicated updates and additions in each of the units, as well as some of the building’s amenities. Perhaps the largest electrical change, however, was the upgrade of the electrical rooms to bring them up to code and to ensure the safety of everyone who uses the buildings – tenants and commercial occupants. In addition, the team added electrical panels in each unit. Each floor, from the third to tenth, has 11 apartments. The team tackled one floor at a time. The team had only 30 days to complete each floor, so using prefabrication techniques was vital to ensuring that residents were displaced for the least possible amount of time. All work was also done on the building without taking down the power for the businesses in the bottom floor, including a restaurant and a chiropractor’s office. Eventually, it is hoped that The Colburn Hotel property will be placed on the National Register of Historic Places, a goal that involves careful renovations of this type. Gorman & Company is working toward that eventual outcome by completing renovations in a manner that will allow its inclusion on the National Register. For Encore Electric, one example of adhering to the historic guidelines meant installing conduit outside of the walls to ensure the historical integrity of the structure.
